Builders

Matching a builder to your building project involves more than just getting the best deal for your money. Keep in mind, builders have niches with regard to the types and price ranges of homes they usually construct. They also vary widely in experience, reliability, range of services, integrity and other factors that will impact the success of the project. Your overall satisfaction with the process as well as the end result are inexorably linked to your choice of a builder.

For starters, contact the Wilmington Cape Fear Home Builders Association, (910) 799-2611, or go to www.wilmingtonhomebuilders.com, for a treasure trove of helpful information plus hundreds of listings for area builders, contractors and related services. You'll not lack for selection. In fact, you'll be overwhelmed with choices.

The National Association of Home Builders in Washington, D.C., is another excellent resource, (202) 266-8200, (800) 368-5242 or www.nahb.org and an affiliated site, www.HomeBuilder.com. Other obvious methods for selecting a builder are local newspapers, phone books, home shows, open houses, models, driving around looking for builders' signs and asking relatives, friends, neighbors.

Whatever way you do it, we strongly urge you to research your potential contractors carefully. The best way to find out about the quality of a builder's work is to visit homes he or she has built and talk with the owners. Some builders will give you names and addresses, others will provide references. Drive by on a Saturday morning when the owners may be outside; introduce yourself and say you're considering hiring the builder who built their homes. Get several opinions and be sure to record their comments. Ask basic questions like, "Are you happy with your home?" "Were problems fixed promptly?" and "Would you use this builder again?" When you inspect a home, look for the quality of construction features, cabinetry, carpeting/flooring, paint, trim, tile and so forth. Ask lots of questions. Note brand names of fixtures, appliances, siding, etc. Who were the subcontractors on the project?

After you've narrowed down the list of potential builders, make appointments to meet with each of them. Besides having a list of questions specific to your proposed project, gauge your rapport with the builder. Are you genuinely comfortable with him or her? Do you feel a sense of trust? Remember, this person is going to be an important part of your life for many months. Once you've made your choice, you'll need to assure that your builder has public liability and property damage insurance, workers' compensation for all employees and all necessary permits. Pay close attention to the paperwork — read every word. Be sure you understand all terms and conditions, particularly regarding payment, which is quite different from buying an existing property. Typically, builders will ask for a third up front, a third halfway through the process and the remaining third at completion.

Above all, stay on top of the project. Inspect the construction site often to be sure things are the way you expected them to be. Catching mistakes and problems early can save you major headaches later on.
