Martin's Point

Martin's Point is an exclusive waterfront community of custom homes and home- sites with stringent building requirements, a guarded entry, and some of the most beautiful maritime forests found anywhere. Homes range from 1,200 square feet to 13,000 square feet. This primarily year- round neighborhood features a marina, dock, and pier on the Currituck Sound. Owners have easy access to the local elementary school, shopping, and golf. When you arrive on the Outer Banks at the eastern terminus of the Wright Memorial Bridge, the entrance to Martin's Point is on your immediate left. The community is closed to drive-through inspections, but if you're considering a permanent move to the Outer Banks, it's an upscale area you should look at.

Southern Shores
US 158 and NC 12, Kitty Hawk

Southern Shores is a unique 2,600-acre incorporated town with its own government and police force. Although there are two shopping centers on its western boundary, commercial zoning/development is not allowed elsewhere. The town has dense maritime forests along the soundside fringe, wide-open sand hills in the middle, and beachfront property. The substantial year-round population attests to the popularity of Southern Shores. Kitty Hawk Land Company has carefully paced development through the years, and there are still many vacant lots. One of the newest developments within Southern Shores is Ginguite Woods, a neighborhood just south of Martin's Point. Southern Shores is considered one of the most desirable places to live on the Outer Banks.

Kitty Hawk Landing

This is a residential community with mostly year-round homeowners. It's on the far western edges of Kitty Hawk. To get there, turn west off U.S. Highway 158 at MP 4 onto West Kitty Hawk Road and just keep driving until you see the signs. The community borders Currituck Sound. It has deep canals, tall pines, and gorgeous sunsets.

This resort community consists of 280 condominium units and is near Sea Scape Golf Course. About 155 of the units are second homes; some 40 percent of the units are either long-term rentals or primary residences, making this a year-round resort. Some units are available for short- term or weekly leases. All the original inventory has been sold, though some resales are available. Kill Devil Hills

This is one of the Outer Banks's most popular year-round neighborhoods in the central area of the beach. The entrance to First Flight Village is on the west side of US 158 at MP 7 1/2. This is a family-oriented neighborhood, so if you're considering a permanent move to the Outer Banks with kids in tow, you should investigate this community. First Flight Village real estate is considered moderately priced.

Colington Island

Development on Colington Island began more than 25 years ago. To get there, turn off US 158 at the stoplight just south of the Wright Brothers Memorial onto Colington Road. Colington Harbour is about 4 miles down the winding road. The community has some 12 miles of bulkheaded deepwater canals and sound- front lots, all easily accessing Albemarle Sound. Oregon Inlet, the closest ocean inlet, is approximately 25 miles by boat south of Colington Island. Choices range from extremely affordable "starter" homes to upscale soundfront or canalfront homes with private boat docks. This community combines a year-round population of more than 2,000 with seasonal and weekly renters. The picnic area, playground, sandy beach on Kitty Hawk Bay, boat ramp, boat slips for rent, and fuel dock are available to all residents, including year-round renters. Clubhouse activities, an Olympic-size swimming pool, a children's pool, and a tennis court are available to club members. What makes Colington Harbour popular is its private entry and the many canals that offer waterfront living to many residents. Colington Harbour is one of the best places to keep a deep-draft boat.

This is the last developable subdivision within Colington Harbour. There are 23 lots on approximately 35 acres. The inventory includes wooded interior lots, water- view lots, and waterfront properties. Essentially, this is a maritime forest development. Large three-acre lot sizes contribute to the area's privacy. Roads are private, and there is private beach access on Albemarle Sound. Architectural controls are in effect, and the developer has paid all of the water-impact fees, making the real estate even more attractive.

The Ammons Corporation began developing this ocean-to-sound community, which has become one of the best sellers on the Outer Banks, about a decade ago. The golf course (with a beautiful clubhouse and popular restaurant) and the oceanfront recreational complex with tennis courts and an outdoor pool make this attractive residential community most desirable. Single-family homes and townhomes provide something for everyone. The oceanfront homes are some of the largest and most luxurious anywhere. There's plenty to do here. It's an excellent choice for beach living, vacation rentals, or investment.

Pirate's Cove is a distinctive residential marina resort community. Hundreds of acres of protected wildlife marshlands border Pirate's Cove on one side, while the peaceful waters of Roanoke Sound are on the other. Deepwater canals provide each owner with a dock at the door, and the centrally located marina is home to many large yachts and fishing boats. Pirate's Cove offers homesites, homes, condominiums, and "dockominiums" fronting deepwater canals. Activities abound. Fishing tournaments seem as important as sleeping to many of the residents, with locals and visitors getting in on the fun. Other recreational amenities include a hot tub, sauna, fitness center, restaurant, and beautifully appointed clubhouse, plus swimming pools and lighted tennis courts. Manteo's newest development, this luxury condominium complex and marina has breathtaking views. There are 60 luxury three-bedroom condos in The Harbor and 17 condo suites in The Point. Amenities include 91 private boat slips, a full-service marina, a waterfront restaurant, fitness center, pool and hot tub, meeting room, water taxi to downtown Manteo, and clubhouse. Association fees are charged to owners. The entrance to Shallowbag Bay Club is on U.S. Highway 64/264, right behind McDonald's.

Roanoak Village

Roanoak Village offers options for building a variety of homes ranging in size from 860 to 2,100 square feet. The development is being built in three phases and encompasses nearly eight acres with a potential of 57 homesites. Interiors range from two-bedroom, one-bath styles to four- bedroom, two-and-a-half-bath homes. Some models feature hardwood floors. For the new neighborhood, local architect John Wilson IV designed approximately 10 house plans in keeping with the older building styles still evident in downtown Manteo, giving the project a homey feel with a historic thrust. The neighborhood is within walking distance of Roanoke Island's bike trails, the public library, local churches, town, and the Manteo waterfront.

This resort has a solid rental history.

St. Waves

This subdivision, developed during the 1980s, consists of approximately 55 lots and 20 houses. Homes and homesites are available for sale. Properties offer ocean, sound, and lake views. The homes are upscale, and architectural controls are in effect. Amenities include a swimming pool, a tennis court, and a centrally located lake. St. Waves maintains an excellent rental history.

Kinnakeet Shores

Once a desolate stretch of narrow land between the Atlantic Ocean and Pamlico Sound, Kinnakeet Shores is a residential community being quickly developed. It consists of 500 acres next to beautiful marshlands and one of the best windsurfing areas in the world. Recreational amenities include swimming pools and tennis courts. This is the largest development on Hatteras Island, and the homes tend to be big, reminding us of the ones on the northern beaches. This is primarily a second-home development, offering one of the most popular rental programs on the island.

This 150-acre subdivision nestles in a maritime forest in the heart of Buxton. It consists of 114 wooded lots rolling along the dunes and ridges. The roads for this development are intact, along with protective covenants. A pool and tennis court are part of the package.

This rather small community of 36 lots on 25 acres is one of the last oceanfront areas available for residential living. The southern end of the Outer Banks has little land, and a good portion is preserved by the National Seashore designation. A large pool and some carefully designed nature paths are included. Sunrise and sunset views are unobstructed here.

Timesharing

Time-sharing is a deeded transaction under the jurisdiction of the North Carolina Real Estate Commission. A deeded share is 1/52 of the unit property being purchased (one week of a year). This deed grants the right to use the property in perpetuity. Always ask if the property you're inspecting is a deeded time-share because there is such a thing as undeeded time-shares-these give the right to use a property, but the property reverts to the developer in the end.

What you buy in a time-share is the right to use a specific piece of real estate for a week per year. The weeks are either fixed at the time of sale or rotate yearly. Members trade their weeks for different time slots at a variety of locations around the world. Qualifying for the purchase of a time-share unit can be no more difficult than qualifying for a credit card, but be aware of financing charges that are higher than regular mortgages.

Most time-share resorts on the Outer Banks are multifamily constructions with recreational amenities varying from minimal to luxurious and sometimes include the services of a recreational director. Time-share units usually come furnished and carry a monthly maintenance fee. Tax advantages for ownership and financing are not available to the purchaser of a time-share.

Many time-share ventures offer "free weekends"-you agree to a sales pitch and tour of the facilities in exchange for accommodations. Listen, ask questions, and stay in control of your money and your particular situation. If you get swept away, you'll only have five days to change your mind, according to the North Carolina Time Share Act that governs the sale of time-shares.

It is best to keep the purchase of time- shares in proper perspective; your deeded share only enables you to vacation in that property during a designated time period each year for as long as you own that share. This makes time-share very different from other potential investments.

All real estate investment decisions require thorough research and planning, and time-share is no exception. Time-share salespeople are licensed (to everyone's advantage) and earn commissions. Some great arrangements are out there, while others are not so good. Check thoroughly before buying. Several Outer Banks companies specialize in time-sharing. Barrier Island, one of the largest timeshare resorts on the Outer Banks, is on a high dune area of ocean-to-sound property. These are multifamily units of wood construction. There is an attractive, full- service restaurant and bar with a sound- side sailing center, in addition to the beach. A full-time recreation director is on board for a variety of planned activities and events. Indoor swimming, tennis courts, and other recreational facilities round out a full amenities package. This is a popular resort in a just-as-popular seaside village.

Sea Scape offers a unique opportunity for time-share ownership and an active rental program.
