Western Carteret County

As the county's population increases, development in the western part of Carteret County continues. This area has some long-established neighborhoods, but many new ones are springing up along N.C. Highway 24 between Morehead City and Cape Carteret and along U.S. 70 between Morehead City and Havelock.

Spooner's Creek and Spooner's Creek East are long-standing neighborhoods built around the marina at the mouth of Spooner's Creek and along Bogue Sound. The area features large homes, many with their own private docks, and you can expect to pay in the neighborhood of $750,000 for a home here. Spooner's Creek South is a new development in the area, offering many lots with boat slips.

Brandywine Bay is an exclusive planned subdivision, stretching from Bogue Sound to U.S. 70. Begun in 1972, the project was built around the Earle Webb estate. The waterfront portion of Brandywine Bay consists of a noncommercial marina with a community boat ramp surrounded by residential building lots. Marina slips are individually owned. Three townhouse projects surround the harbor with homes attractively placed, creating the image of a village. There are single-family residences, and lots available on either side of the townhouses and harbor. The project continues across N.C. 24, where it surrounds a beautiful 18-hole championship golf course. Some homes were built in the 1970s, and there is usually a nice selection of re-sales. Brandywine North is the subdivision's newest neighborhood. Prices vary greatly in Brandywine based on the relationship to water and the golf course. A starting price would be $250,000 and up.

Village Green at Brandywine Bay offers duplex-style homes arranged with two units per building. There you will find one- and two-story units starting around $200,000 or $250,000.

The Village at Camp Morehead by the Sea is on the site of the former Camp Morehead between N.C. 24 and Bogue Sound. This waterfront development offers residents a clubhouse, a pier, tennis and basketball courts and a swimming pool, and prices can start around $450,000 and go up to $1.5 million.

Gull Harbor, Soundview, Ho-Ho Village and Barnesfield are all established developments along Bogue Sound on N.C. 24. While some homes are quite large and elaborate, others are moderate in size and style. Many have deep-water docks. Somerset Plantation is off N.C. 24 and features a swimming pool, tennis courts, a boat ramp, a residential day dock, boat slips and a secured entrance. Homes in these neighborhoods range from $200,000 to more than $1 million, depending on how close the land is to the water.

In the Broad and Gales Creek areas are Bluewater Banks, Fox Lair and Rollingwood Acres. These are subdivisions close to Broad Creek Middle School. Bluewater Banks is a soundfront development, and Rollingwood Acres is on Broad Creek. Home prices vary greatly, depending on location and water access. Fox Lair is a non-waterfront development. Prices in these communities can range from $200,000 to more than $1.5 million.

Bogue Watch and Cannonsgate are under construction off N.C. 24. These communities are surrounded by Croatan National Forest and the Intracoastal Waterway. Homesites vary in cost depending on their location. Bogue Watch is a gated community with 287 homesites. Residents can enjoy a pool, deep water access, parks and much more. Waterfront and water-view homesites range from $160,000 to $800,000. Cannonsgate is also a gated community and offers a 75-slip marina, clubhouse, swimming pool, tennis courts and a boat launch. Homesites start at $155,000 and go up.

Bluewater Cover is located off West Firetower Road, just outside Cape Carteret. This community offers residents a deeded water access, community day-dock, boat ramp, pool and clubhouse. Lot prices vary and start around $115,000.

Marsh Harbour is a new community in Cedar Point featuring a community pool, pavilion and boat/RV storage areas. Lots start around $65,000 and go up. Quailwood Village is off Taylor Notion Road, near the golf course. Homes here start at $245,000 and go up.

Farther up N.C. 24 toward Swansboro are Bogue Sound Yacht Club with homes in the $350,000 to $490,000 range; Blue Heron Bay, where homes can range from $250,000 to $780,000; and Hickory Shores, with prices between $379,000 and $600,000. Homes vary from spacious and elaborate to small and practical. 

In Cedar Point, at the intersection of N.C. 58 and N.C. 24, is Magen's Bay. This is a residential, soundfront area with homes selling from $350,000 to $1.3 million. Magen's Bay features private-gate entry, a pool and a bathhouse, tennis courts, deeded water access and a 100-foot pier to Bogue Sound.

Four miles east of Cape Carteret is Cedar Key. Nestled along Bogue Sound, this development offers beautiful views of Carolina sunsets. Water access is available, and a pier, park and picnic areas are open for residents. Prices here can start around $100,000 for a homesite.

Bluewater Cove is located off N.C. 58 on West Fire Tower Road across from Silver Creek Golf Course. The subdivision offers residents water access, a pool and clubhouse, and a boat ramp and day dock. Prices start at $350,000.

Swansboro

Historic Swansboro offers a variety of housing opportunities, including historic houses near the business district, mobile homes on the outskirts of town and charming new homes on unbelievably beautiful lots overlooking the water. Swansboro attracts those seeking to relocate to a quiet, coastal area, and the waterfront offers outstanding restaurants and shops of all types.

In the town itself, there are basically three types of homes. In the oldest part of town are the historic homes, some rehabilitated and restored and others in need of attention. Around the fringes of the business district and extending several blocks in all directions are houses that were built about 50 years ago. They, like the older homes, are a mix of beautifully restored and maintained residences, with some that would be on the market as fixer-uppers. Closer to the city limits are homes built within the past 25 or 30 years. Most are still in good condition but not particularly distinctive in design.

In recent years, new developments have been opening, bringing a totally new look to Swansboro's housing picture. The Hammocks at Port Swansboro is a gated community offering townhomes ranging from $170,000 to $250,000. This community features private day docks and a boat ramp. The River Reach development brought a dramatic change in Swansboro's real estate market, with properties ranging from $300,000 and up.

The Villages at Swansboro is a development on Mount Pleasant Road, and it is especially for seniors 55 years of age and older. This single-family, one-story condominium community is set in a park-like area. Exterior home and yard maintenance are taken care of so seniors can live a care-free life. Homes here sell for around $200,000.

Plantation Estates is a waterfront subdivision on the White Oak River with homes starting at $400,000. Hurst Harbour is an exclusive subdivision near the ferry landing at Hammocks Beach State Park. Here homes start at $400,000 and go up. Oyster Bay offers homes in the area of $300,000. Walnut Landing was designed for more economical residences with prices starting at $225,000.

Port West Townhouses are beside Swansboro Primary School and are made up of 13 buildings with four units each. Most units are rentals; however, some are owner occupied. The townhouses feature one, two or three bedrooms and sell for about $80,000 to $100,000.

Swann Harbour is a waterfront development off N.C. 24 on the White Oak River offering one- and two-story homes with two or three bedrooms. The condominiums here sell for about $250,000, and the patio homes go for about $275,000 and up. There are three floor plans available ranging from 1,300 to 1,700 square feet. Many units face the river, which is accessible by a boardwalk; other units face Swansboro town park. Community amenities include a swimming pool, a boat-landing gazebo and a dock.

Pirates Cove is a townhome subdivision with a pool and clubhouse environment. These properties are being purchased for investment or by people looking for low-maintenance housing centrally located in Swansboro for around $125,000. Deer Run is also another town subdivision and prices start at $175,000 and go up.TN 03-12-08
